Fees:
Our landlord fees are set out below.  VAT is payable at the prevailing rate. 

Full Management Service:
10% of each month’s rent plus VAT (12% inc VAT)

Lettings Service (Part Managed):
7% of each month’s rent plus VAT (8.4% inc VAT)

Introduction Service (Tenant Find):
£400.00 plus VAT (£480.00 inc VAT)

Tenancy Renewal (Fully Managed / Part Managed)
£25.00 plus VAT (£30.00 inc VAT)

Tenancy Renewal (Tenant Find)
£35.00 plus VAT (£42.00 inc VAT)

Our tenant fees are set out below.  VAT is payable at the prevailing rate.

Tenant Referencing:
£70.83 plus VAT (£85.00 inc VAT) per person.  Each tenant over the age of 18 applying for a property will have to undergo referencing.

Guarantor Referencing:
£70.83 plus VAT (£85.00 inc VAT) per guarantor.  A guarantor is not always required.  We will advise you if you require a guarantor to be able to proceed with a tenancy.

Tenant Move In:
£125.00 plus VAT (£150.00 inc VAT).  To be paid prior to moving into a rental property.

Tenant Check Out:
£50.00.00 plus VAT (£60.00 inc VAT).  To be paid prior to moving into a rental property.

Deposit:
The deposit is normally equivalent to one month’s rent.  You will be advised at the earliest convenience if the deposit will be different.

Client Money Protection:
We protect our customers money with NFoPP Client Money Protection (CMP)

The Property Ombudsman

Other fees & charges:
Professional cleaning if required £20.00 per hour which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy. Removal of rubbish at end of tenancy from £50.00.
